Four Peaks Capital Partners is an investment firm specializing in the alternative asset class. After vetting various asset classes for potential investment to identify the one class that would meet the expectations of our investors and partners, we narrowed our focus on real estate.

We love mobile home parks for the same reasons we love real estate in general, including: depreciation, the wealth factor, leverage advantages, and the hedge it offers against inflation.
Most people don’t realize that 50% of American’s live on $600 or less a week. There’s tremendous demand these days for mobile home and affordable housing and you would expect supply to be increasing appropriately, but we’re seeing the exact opposite. Most land being developed is for multifamily and single family homes, with mobile home parks left out in the cold because of zoning bias. Because of tight supply, mobile home parks are very lucrative, but in a fragmented industry, one must have a system of acquisitions to acquire the right assets then a system of operations and management to upgrade those assets.
Expense ratios are extremely low.
Unlike with multi-family properties, we can arrive at a very low expense ratio by owning the land and selling the actual mobile homes to our residents. Because we own the land, which we lease to the resident, and the resident owns the actual structure, it’s the owner that’s responsible for the upkeep of the home. Owning their own home gives residents pride of ownership with very little motivation to move, thereby reducing our expenses with reduced repair and maintenance costs and lower turnover.

I recently came across an interesting article on Reuters.com that relayed a recent interview on CNBC of Saudi Billionaire Prince Alwaleed bin Talal, who owns investment firm Kingdom Holding where he shared his thoughts on cryptocurrencies like bitcoin. In the interview, Prince Alwaleed expressed his skepticism of cryptocurrencies, warning that bitcoin was like “Enron in the making.”
