Bottom Line: Mobile home parks offer higher returns with lower risk (lower cash flow volatility) than single family housing, apartment buildings and all other commercial real estate sectors.
INVESTMENT STRATEGY
The strategy of Four Peaks is to acquire mismanaged, distressed parks and turn them around in 18-24 months. In most instances Four Peaks will seek to acquire parks at 25% to 50% occupancy and bring them up to 70% to 80% in as little as 18-24 months.
Four Peaks anticipates acquiring anywhere from 20,000 to 25,000 new mobile home pads over the next 5 years. These pads are throughout the country thus allowing for the diversification of risk across an entire portfolio as opposed to concentrating on one park or geographic location. And by controlling every aspect of the turnaround process, Four Peaks ensures peak operational efficiency.
